FENTON TECHNOLOGY PARK FILLS NICHE IN CENTRAL SAN DIEGO BUSINESS MARKET
SAN DIEGO – Since H.G. Fenton Company began construction on Fenton Technology Park in Sorrento Mesa in 2004, the company has successfully transformed a previously underutilized parcel of land into a thriving office and industrial community.
Today, Fenton Technology Park is home to a growing roster of noteworthy San Diego tenants including the corporate headquarters of Biosite. Just one freestanding, 12,600-square-foot building remains available in its multi-tenant phase.
“Originally part of a sand and gravel operation for over 50 years, this 130-acre site was transformed to fill the demand for office, industrial and technology space in an area where available employment land has become increasingly scarce,” said Kevin Hill, vice president of leasing with H.G. Fenton Company. “Fenton Technology Park has already attracted leading edge and entrepreneurial companies and ultimately will be responsible for as many as 5,000 new jobs.”
Biosite located its corporate headquarters on a 25-acre parcel within Fenton Technology Park that offers the company room to expand to 800,000 square feet. “We knew immediately that this site was a key opportunity for us to be able to centralize our operations and serve our employees and customers with a central San Diego location,” said Kim Blickenstaff, president and CEO of Biosite. “It was also important for us to be part of a business community that would reflect thoughtful planning and quality development; we knew that with H.G. Fenton Company we could count on both.”
According to Hill, “Our goal with Fenton Technology Park was to create a campus environment that would add value to the tenants as well as to the surrounding community. The 4,600-lineal-foot extension of Camino Santa Fe, connecting Miramar and Sorrento Mesa, has helped ease traffic on the main Mira Mesa and Sorrento Mesa thoroughfares. It has also provided Fenton Technology Park tenants and their customers with convenient access and a location that offers high visibility with over 20,000 vehicle trips daily on Camino Santa Fe.”
The first two multi-tenant phases of the project, totaling 125,000 square feet, have attracted a variety of tenants including Manpower, Zip Search, Z Microsystems, Telefonix, Systems Paving and SQL International. Phase II of the development is now 100 percent leased. The last space available in phase I of the project is strategically located at the highly visible corner of Miratech Drive and Camino Santa Fe. The building’s dramatic curvilinear design incorporates extensive natural lighting through the use of floor-to-ceiling glass on three sides as well as skylights. The space features a flexible layout can be built out to tenant specifications.
“We are a go-to developer and can provide companies with quality facilities built to their specifications which they can lease or own, depending upon their business objectives,” said Geoff Swortwood, vice president of development with H.G. Fenton Company. “We work closely with each company to understand their needs and use our expertise to translate the most complex requirements into facilities that support their business and are pleasing to work in.”
